    Why Would Anyone Move To Boise Idaho?

    !±8± Why Would Anyone Move To Boise Idaho?

    I've moved to Boise twice, so I consider myself pretty experienced in the "moving to Boise process". OK, the first time was when I wasn't quite one but the second time was after living 16 years in other states. Imagine all those other states and all the millions of people who live there, and how most of them haven't been lucky enough to move to Boise, I've done it twice and that has made me very experienced! I don't plan on gaining any more experience either, I'm happy to stay right here in Boise and never move again and that's the truth!

    What makes people choose a certain place to live over another? Is it job, weather, location, family, safety, lifestyle, cost of living, a place they can afford? Are any of these qualifications of why you would think about moving? If so, I'd love to create a reason for moving to Boise. As I stated earlier, I was raised right here in Boise. In fact, I was raised on one of the most beautiful locations with the Boise River right in my backyard. When you looked out my window from front of our house you'd see our five acre alf alfa field. For you city folk that don't know what alf alfa is; it's that yummy stuff our bovine eat. For those big city folk, bovine is where hamburgers come from- yep, cows! When you looked out my window from the back you got to see the Boise River with the forest lining it's back. I had six brothers and sisters so luckily no neighbors were close enough to hear all our racket!

    Currently, there are thousands of Boise homes that line the beautiful waterways that meander through our fair city. If you'd rather look out your back window into a tree-lined river than into your neighbor's back window (who is definitely within yelling range) perhaps Boise is for you.

    For several years, people have voted Boise one of the United State's most livable cities. Micron, Boise Cascade, The Washington Group, and Hewlett-Packard Home are some of the big names housed here in Boise. We've got quite a group of technical and corporate employment. Plus, a variety of smaller businesses have cropped up as a result of these big companies, so lot's of job opportunities. For example, Boise was rated as the #2 place to begin a business by one big name business publication only a short time ago. Boise State University, a trade school, and several smaller universities, give Boise residents the best tier schooling chances not to mention their blue football fields.

    After several years in Chicago, I almost developed a love for overcrowded roads, polluted air, and high crime rates, not to mention crooked politicians and over-promising community organizers (more than one of Illinois' former Governors are either in jail or on trial). I said almost. Boise features over 25 miles of green-belt walking, jogging, and bike paths that weave their way along the river. We have a ski resort within 30 minutes of downtown and two other ski resorts within a two-hour drive. Spectacular views of our mountains are available from nearly every piece of real estate in the valley. I might add that we are a very short drive to national wilderness area and America's tallest sand dunes. Now that I think of it, I don't miss the crowds or pollution or the community organizers at all.

    Politically speaking, crimes fell 37% over the last decade reports the Boise Police Department. (I think they are at least speaking the truth.) You'll be glad to find that only 490 instances of graffiti, in 2006, were reported. 65 domestic violence felonies for that year and that includes the entire city. Sadly 65 domestic violence cases are too much, but it's rare to happen in Boise. In 2009 there were 7 murders reported compared to Detroit that report 361 during the same amount of time. You could find Boise a bit boring if you like violent crime. Probably not, so you'll really find Boise one of the best places to bring your family. For example, I was hoping to get someone to steal my car by leaving it unlocked and the keys inside. Never could get any takers. I hope that's a reflection on Boise not on my wonderful car. Boise was ranked number 219 out of the 272 metropolitan locations that have been tracked by the FBI for violent crime. It's true, long on to their website and just try to find any places in Boise with LESS crime than Boise. No one's ever heard of any of them. Still there are only six on that list have a population more than Boise's.

    Those are the major points I want to make. I hope I painted a thorough picture. Re-reading what I wrote, I really understand why anyone wouldn't putting a move to Boise as a top desire. But to add the final clincher would be the price of real estate here. Since we started really keeping track Boise has never been more affordable than now. Any average person (most of the time don't we all feel pretty average) with that average salary buying an average home in Boise will still spend 20% less. Look at other cities in American to compare. If those statistics are hard to find, here's one to try-the average price per square foot is about for the average starter house in Boise we were just discussing. It's cheaper in Boise to buy than rent. Better be quick! It's not going to last long.

    Coverage of Special Olympics - Where Were the Major Television Networks?

    !±8± Coverage of Special Olympics - Where Were the Major Television Networks?

    I guess the major network television media didn't think that the Special Olympics were special nor really Olympics.

    Katie Couric didn't have a little blip about one of the contestants even though her sympathetic style would dictate that she do so. There are always plenty of stories at the Special Olympics.

    The Vice President of the United States was ignored as if he wasn't here in Idaho cheering on these special people. The contestants were thrilled by his visit. The national television media was not.

    The local television channels asked, "Where is the national coverage?

    People in China complained that they had competing athletes but there was no coverage. Well, that was true of Idaho. We had no coverage here to speak of. Well, some.

    Even PBS had little or no interest.

    U.S. Vice President Announces Appointment of Special Assistant for Disabilities Policy

    Vice President Biden said that President Obama was concerned about the Olympics. During his visit to the 2009 Special Olympics World Winter Games in Boise, Idaho, on 12 February, he announced that Kareem Dale has been named the special assistant to the president for disabilities policy. Dale's appointment marked the first time a U.S. president has had a special assistant focused exclusively on disability policy.

    Biden said, "The commitment that the President and I have to Special Olympics and people with disabilities is deep and abiding. And we are backing up those words with real action at the White House," said Biden. "This is our first step to ensure that we have a strong advocate for people with disabilities at the highest levels of our administration." The nation needs policy changes that will ensure Americans with disabilities can get and keep fulfilling jobs without worrying about losing government-funded health insurance or other assistance, he added. "This is a civil rights movement," Biden said. "There's a need to have changes in policy."

    But this was not important to the national media. Why should they mention such trivia? Kareem Dale is partially blind but not as blind as the national media.

    Biden watched ice skating. Five pairs competed: Jose Visiconty and Brenda Monreal, Special Olympics Mexico; Tobias Werner and Cristin Ziebe, Special Olympics Germany; and three pairs from Special Olympics Chinese Taipei - I Han Pan and I Ju Wang; Keng Shan Chang and Sung Chien Sung; and Kuei Ying Lin and Fang Ting Hung.

    Biden awarded medals to the pairs, and Kwan gave them bouquets. Read the story at the Special Olympic web site.

    So, over 2000 athletes come from all the world to Idaho to compete in the Special Olympics and the national media could not find one damned story?

    Well, there were over 2000 stories.

    Canine Distemper

    !±8± Canine Distemper

    Canine distemper is a contagious, incurable, often fatal, multi-systemic viral disease that affects the respiratory, gastrointestinal, and central nervous systems. It is caused by the canine distemper virus (CDV - a paramyxovirus similar to that which causes human measles.) The canine distemper virus is transmitted through the air, when infected animals cough, as well through bodily fluids such as urine. Puppies/dogs diagnosed with or suspected of having canine distemper should be quarantined immediately. While dogs of any age can be affected by CDV, most are puppies, between 3-6 months old. The key to preventing CDV is early vaccination, so talk to your veterinarian when you take your puppy for his/her first check-up.

    The distemper virus can affect many systems of the body and common signs include:

    o nasal and eye discharge;
    o coughing;
    o diarrhea/vomiting;
    o fever that may come and go;
    o seizures

    Often, mildly-affected dogs may only cough, thus being misdiagnosed as having "kennel cough." Others may develop pneumonia. Puppies that recover experience severe tooth enamel damage. Also, the nose and foot pads of a young dog may become thickened (also known as "hardpad disease.")

    CDV is deadly serious, and can spread rapidly through a kennel, especially if unvaccinated animals are present. Although not all infected dogs die, a significant number may. While dogs of any age are susceptible, the very young and old have the highest death rate. Dogs that recover from distemper may suffer permanent damage to vision as well as the nervous system.

    As your veterinarian can explain to you, there are several methods he/she can use to diagnose distemper in dogs/puppies, including:

    1. Polymerase chain reaction test (lab test) can be performed on samples of urine, cerebrospinal fluid, urine, blood, and post-mortem tissues;

    2. Skin biopsies (including dog's pads), can be examined for the presence of the canine distemper virus;

    3. Depending upon the severity and time of infection, blood examined microscopically may show characteristic changes called "canine distemper inclusion bodies";

    With some diagnostic tests (i.e. antibody tests), it is difficult to distinguish between infection and the changes normally seen with the canine distemper vaccination. While there is currently no specific treatment for canine distemper, intravenous fluids are administered to prevent dehydration, and anti-seizure medications can be used if neurologic signs develop.

    The good news is that excellent vaccines, with minimal side effects, have been developed and used for years, making significant strides in reducing the frequency of CDV. These vaccinations should be boostered for the life of the dog.

    Whirlpool Duet Washer F2 Error Code

    !±8± Whirlpool Duet Washer F2 Error Code

    When the Whirlpool Duet washer control board detects a "long drain" condition the control panel will display the F2 Error Code.

    During many parts of the wash cycle the pump will turn on and attempt to drain the water from the inside of the tub. If the pump time exceeds 8 minutes the water valves will turn off and a F2 error code will flash. In many instances the error code will surface but then "go away" only to surface 1 day, week, or month later. Other times the error code will surface and will not go away until professional repair is needed.

    There are a few different things that cause the long drain or inability to pump efficiently. The most frequent problem I see is junk, bobby pins, toothpicks, socks, underwear, bra under-wires, plastic, dryer sheets, and other non-mentionable items:-> that somehow work there way in between the inner and outer tubs and get sucked into the drain pump canal.

    The other problem I see is a defective or malfunctioned pump impeller. The impeller tends to break from its shaft and rattle around instead of rotating in a smooth fashion - which is required for proper pump operation. What causes this? Well, in the previous paragraph I mentioned the junk that eventually gets sucked into the washer pump canal. Some of this junk makes its way past the pump trap, if it's small enough, and caused enough stress on the impeller to damage and eventually break it.

    So, how can we verify if we have a bad pump or we need to clean the pump canal? Easy, we choose step 1, clean the pump canal - from the pump all the way through the rubber drain baffle at the bottom of the washer.

    First step, remove the bottom front panel of washer by loosening and removing the three screws located at the very bottom front of panel. Pull out gently then pull down to remove.

    Second step, get a large bowl or shallow pan to catch the water from the drain trap. Place the pan under the drain trap to catch the water and remove the washer pump drain trap cover by rotating it counter clockwise. This may take some effort. Work slowly. Removing the trap cover too fast may cause a massive amount of water to flood out and cause damage. Remove it just enough so you can catch the water at a controlled rate.

    Once all water has been drained out, remove the trap cover completely and clean all coin and debris from the trap. Disconnect the hose clamp from the rubber baffle hose that connects from the pump to the bottom of tub. Disconnect the large clamp from the hose at the bottom of the tub and remove the drain baffle. Inspect and clean it. Inspect and clean the orifice at the bottom of tub to make sure any socks or underwear hasn't clogged it.

    Once we are sure everything is clear, and everything has been cleaned, stick your finger into the front of the trap and feel into the side of the pump where the impeller is located. Make sure there isn't anything stuck in it. Make sure the impeller moves freely. It should have a piston type of feedback feel when rotated. Make sure it is not broken from its shaft. If any damaged is noticed then the pump will need to be replaced.

    These completed steps should help you resolve your F2 error code issues. If you are still having issues then professional appliance repair service will be needed. Thanks for reading.

    Dishwasher Maintenance Tips

    !±8± Dishwasher Maintenance Tips

    Dishwasher preventative and maintenance tips that can extend the life of your dishwasher and help prevent unnecessary repairs. Below you will find some of my best recommendations for proper dishwasher operation.

    Make sure that the dishwasher's is installed level. This is very important and a reliable and experienced installer should know how to install this properly. For the homeowner however, please pay special attention during installation. A properly leveled dishwasher will prevent the racks from falling forward as you're loading dishes and will also allow proper drainage.

    Make sure the drain hose is properly routed to the air-gap. If there is no "air gap" mounted on the sink then it must be routed and mounted to the top of the underside of countertop before routing to the garbage disposal drain port. This will prevent food particles from entering the drain hose which will eventually form a clog.

    Add a cup of white vinegar through the dishwasher to remove residue and odors. Do this at least once per month. You can also add a dishwasher detergent additive to achieve the same results.

    Always run hot water in the kitchen sink before starting the dishwasher. This will purge the hot water line and allow hot water to enter the dishwasher at first cycle. The water entering the dishwasher should be 140 F to properly clean the dishes and to prevent food buildup and soap scum. Most dishwashers have an interior heater element which is not of high enough wattage to heat cold water to the proper cleaning temperature.

    Clean the door gaskets regularly with a soap solution to remove all food debris and hard water deposits. Rinse and dry. This area is especially important for cleaning since a proper seal is important to prevent leaks.

    Clean and inspect the spray arm holes, lower and upper. Remove any food particles, plastics, or toothpicks that may have lodged there. Tweezers or needle-nose pliers may help to remove such items.
    Make sure you do not overload your dishwasher. If the spray arm jets are obstructed by plates or other dishes then the dishes will not be cleaned properly. You may also get spray directed to the areas near the door seal and cause leakage.

    Do not add more than the recommended amount of detergent. Excessive detergent will cause suds which will seep out door cracks and cause leakage. It may also cause unwanted damage to hardwood or vinyl flooring.

    Add detergent additive such as LemonShine to remove unwanted hard water buildup and help cleaning. Phosphates are being phased out of all dishwasher detergent so additional cleaning power may be necessary.

    Always use the "heated dry" option on the dishwasher. Most major brand dishwashers including Whirlpool, Kenmore, GE, Frigidaire, and Maytag will have this option. Wet dishes and a wet damp area such as the inside of tub, does not allow enough air flow to prevent mildew buildup. Eventually unwanted mildew and mold will build up on the inside of the sump components and also on the inside walls of the tub.

    Twin Falls, Gooding, Jerome, ID, and Regional Economic Outlook for 2005

    !±8± Twin Falls, Gooding, Jerome, ID, and Regional Economic Outlook for 2005

    Twin Falls Economic Report done by me; Twin Falls, ID has potential for additional car washes, Detail Centers and mobile washing units. Twin Falls has enough water in their reservoirs to make it through the Summer for farmers and agriculture industries. Mike BuRec said recently that even if this winter has a snow pack of 20 feet we will not be back to normal levels. American Falls is at only 14% capacity. Palisades is at 12% and Jackson Lake is at 65%, but remember fires take water too. Water in the rivers and reservoirs is important for many reasons, and realize that 2/3 of all fresh trout worldwide come from Magic Valley South Central Idaho and Snake River. The Shoshone Falls are 212 feet high,

    [http://www.waterfallsnorthwest.com/waterfa...tail.php?id=864]

    higher than Niagara Falls and has often been called the Niagara Falls of the West. If water situations get too bad and not adequate snow pack in 03-04. We had heard of talk from David McAlindin of the City of Twin Falls Economic Development Dept.

    http://www.idoc.state.id.us/idcomm/profile...s/TwinFalls.pdf

    that he felt comfortable that the water situation is safe and supply good for businesses. They are working hard to help diversify the industries and recruit non-agriculture, cleaner industries. The region grows all kinds of important food items. Sugar Beets, Potatoes, Dairy, Alphalfa, Sheep, Beef, Hay, Grain, Wine, Beans, Wheat, barley, Sweet Corn, Grass Seed, Oats. They need the water. The supply is said to be better than was predicted or feared and that there is more than enough for summer, but this leaves little to spare in case of a mild winter.

    The water supply contains arsenic, from natural erosion and also from previous chip manufacturing, Barium, Chromium, Fluoride and Nitrate from excessive fertilizer run off. These are at present levels not in violation, but the NPDES permitting is going into harsher BMPs and enforcement and has caused a few companies, which do food processing to be unable to get permits, costing future jobs; Glandia Foods, Inc. in Gooding.

    The local Senators are working on Ethanol to help out and that initiative could be great for ID. McDonalds has been hit by economy and adverse PR from that Bull shit law suit in Canada about people getting fat from eating at Mickey Ds. Recently McDonalds has also called for lessening of Antibiotics, steroids and other growth hormones, which is a little bit of an issue for farmers, since right now with the Beef, Mad Cow, moratorium in Canada some of those cattle come from ID as well as the milk and ID is a huge Dairy State in the Southern area. Learn about the importance of the Dairy industry in the US and in Southern ID;

    [http://www.dairybusiness.com/links.htm] .

    Also hurt by the economy and fewer people going out to eat at QSRs, Restaurants are Kraft Foods, McCain Foods (125 people laid off), J.R. Simplot, which closed the Heyburn potato plant and laid off another 50 people at another processing plant. These companies collectively laying off a total of 600 people in the region. Also blamed are the war in Iraq and lessened travel. Paper is a big water user also and Boise Cascade has had other issues with economic issues. Dairy is up about 6-10% over the last year why? Could it be the increase in Starbucks (6000 plus locations) and the crème and milk in the Frappachinos using milk? Yes some is. Also of worry is the NM Case law regarding the minnows and Rio Grande and Heron reservoir, such an issue with low water levels in Idaho would be the same as the Sarbain Oxley issues in the Corporate World, it would be catastrophic for agriculture in South Central Idaho. But all in all things have been good and have had a net gain even with the bad news. Dell has hired 700 people in nine months in Twin Falls. Also hiring have been Home Depot. We talked to a fiber optic multi-plex line installer who could not seem to get a job in his profession and therefore Home Depot gave him a lower level job at .00 per hour.

    A waste of brain capacity no doubt but certainly enough to live with the cost of living in Twin Falls which is low due to power and water prices really inexpensive. Twin Falls, Jerome and Gooding had substantial growth in housing. One thing that may hurt the area is the move to try to get seniors out of their cars. Elderly are super worried about losing their drivers licensing, it can be a traumatic experience rivaling a lost loved one, meaning their freedom is gone, some would rather just die, it is that serious as I have discussed with many seasoned seniors. They will not be moving into the Gooding Golf Course areas if this persists. But the area is growing. A few of the outskirt cities are not fairing as well. Burley had a recent “Crazy Days” and Regatta Jet Boat Races, which is a good tourist draw to help locals, non-profits and retailers. All in all we saw a lot of good stuff; ISU-Idaho State University is putting in a 50K dollar nursing facility. Which will employ many people. Solo Cup employed an additional 68 people after earlier in the year laying off 100 people. West Farm added 27 people. Davisco hired 10 workers on Monday. Hamilton Manufacturing is hiring 30 additional workers, but they may have a power problem if prices increase?

    Teton Wireless is setting up Satellite to WiFi high speed Internet Networks with points throughout the area to help increase the clean industry companies to the area. Kodiak Northwest has got a new snow-removal innovation. And we found many interesting as heck micro market niche manufacturers such as; Golf Swing Aids, Spider Cultivator, Beet Pulp Cattle feed, Plastic Calf Cottages, Yo-yos (seriously, that’s where they make em’), Dome Awnings for homes, Fish Pumps, Basque Smoked Chorizo Sausage (and it is good too), Foam Boxes for Fish, Baler Twine, etc. So there are some strong niches that are helping the area. The Sea Food industry has had a bit of discounting due to the slowing in restaurants, but the Sushi is not any fresher lately. This has hurt the Fresh Trout industry, trout are in nearly all rivers and lakes in ID as well as those, which process the fish in the area. The Local Chamber of Commerce in Twin Falls had done a tremendous job in their recent Hot August Night non-profit fair, where they auctioned a Jeep off, as they profiled local businesses. The Chamber cares about local small businesses. Alamlgated Sugar is buying more 129,000 pound trucks. S and G Produce is Building Warehouses and expanding, over 10% of all the worlds sugar comes from Southern ID. Sugar Beets grow extremely well in ID, better than most anywhere. Gooding also gets in on the non-profit community efforts with events such as the huge “Spuds Festivals.” Wendell and Jerome has had much growth along I-84 than the towns like Buhl, Filer, Castleford, Hagerman.

    One issue hurting the region is the Beef import Taxes by the Japanese and things might get tough and they are worried about Mad Cow if it comes to the US. We Japan to knock that off right now and possibly increase tariffs on something they sell us. Meanwhile lots of debate on the WTO issues of genetically modified crops. Super Corn is a good deal for the world. These issues with genetically modified foods and possibly modifying wild weeds into killer weeds is not a good debate since we are talking about corn, not mountain grown Sun Flowers, Pumpkins, Squash, Blue Berries, Cranberry which is grown near native vegetations. We are not talking about rice. They are already growing it all over the world anyway. And we have already modified crops of all types by cross breeding, same thing just slower in number of generations. Hell we modify people the same way by our own “Melting Pot.” Mixing Asian, Hispanic and Middle Easterners in Los Angeles? What’s the difference, Arthur C Clark predicts in his book “3001” we will all be looking quite Asian, which is probably correct seeing as this is how things are going with 3.5 Billion Chinese? The EU and 15 nations are developing criteria and it will probably be where people or consumers have a choice and we will see what they buy? Guaranteed genetically modified will win, people like full fresh looking vegetables and fruit. These issues are putting things in Southern ID at a wait and see point and causing issues with capitalization.

    Even so Twin Falls area has had a net gain in jobs, which are non-agriculture. 3750 people went back to work and 3440 lost their jobs in 2003 net gain of 210. It is a slow go, but things are picking up. The increase is mostly due to growth and construction, most of which is box stores in the Twin Falls and the new home construction in Jerome and Gooding. In Pocatello the steel plant laid off 40 people and we are seeing this throughout the North West; Steel Plant Closes in OR.

    We are noticing some good downtown renovation on Main street in Twin Falls. On the “Messer Block” they won an award for dedication to Historic preservation. As you know we are excited to see downtown areas revitalize and bring people back to the community and a place to talk and the attitude of hometown meetings seems to be done in conversations with locals and therefore more power to the people and more reasonable and less linear decision making like in the suburbs.

    There is a bit of a drug problem there which ranges from 18-40 and has to do with Crystal Meth. But they seem to have a handle on it with a new drug court program to get people o break the addictions, which seems to be working and gets people back to work. Fairly good success rate and better than prisons which is also a big employer outside of Boise area. 86% of the people in that program where between 21-40 and were there for substance abuses with Meth. Others include Weed, LSD, Heroin, Mushrooms, Cocaine, Ecstasy and three time drunk drivers. One person interviewed by the local newspaper said he had a construction job and was back on the right track. Downtown Twin Falls is a bummer to navigate if you are new to the area because if you are looking for a location on Second and Second Street, it could be one of seven corners? Ouch. Even the older locals laughed when the city council wanted to therefore change all the names after the founding fathers of the town and current city leadership? Typical. Either way it is a tough deal, luckily the diagonal streets are not in abundance. Twin Falls has 64,000 population, Jerome 18,400, Gooding 14,000. .

    Many cities such as Burley, Burl and others in the area have a zero or negative growth rate. Twin Falls 1.9%, Jerome 1%, Gooding hard to say, guessing 1.6%. The jobs in the area seem to be Retail, services, Farm and Ag and then Professional in that order. White people make up 89%, and the population is just slightly older than in Nampa or Boise and more similar to Lewiston and Pocatello; 45-65 age groups make up 20.9% of population. We also found Carl’s Pressure Washing Supplies in Idaho Falls a superb vendor for assistance and a Landa Steam Cleaner Dealer also.

    As far as tourism the Falls are worth seeing and draw in some 530,000 visitors to stay for the day and spend money each year. The major employers we found were The Sugar company with 425 people and growing (literally), Circle A Construction 325, Clear Springs foods 430, Dell 700, Independent Meat 216, Glandia Foods 430, Jerome Cheese 150, Lamb Weston 850, Magic Valley Medical Center 1115, Seastrom Manufacturing 170, Seneca Foods 200, Spears 275, Solo Cup 115. All in all the area has the employment base to drive a strong middle class as this economy continues its climb to a rebounding and strong pounding recovery.

    New Boise, Idaho Patio Home Community Offers Five Floor Plans and Reasonable HOA Fees

    !±8± New Boise, Idaho Patio Home Community Offers Five Floor Plans and Reasonable HOA Fees

    Nestled in the center of Boise, Idaho, the new community of Englefield Green is for those age 55+ and offers patio homes (town homes) for sale. This is a small development with just 84 homes, and construction began in 2007. In addition to the town homes, Englefield Green is planning an onsite assisted living section and a memory care section and just broke ground on the new 85-unit assisted living building in September, 2009. Homebuyers in Englefield Green do not have a direct connection to the onsite medical-related facilities, but they are close by if needed down the road.

    Englefield Green offers five floor plans, and all homes are Energy-Star efficient. Each residence is built on one level (although some homes have a second story bonus room) and comes with an oversized, two car garage and a private patio. Current resale homes start at 9,900 and have two bedrooms, two baths and 1,320 sq. ft. The most expensive home for sale is priced at 9,900 and has a modified English Tutor design, along with three bedrooms, two baths and 2,430 sq. ft.

    Open floor plans, 9 ft. to 11 ft. ceilings, gas fireplaces, large living rooms, a security system, plush carpeting, door level handles and kitchens with center islands are standard. Hardwood floors, granite tile in the baths and kitchen and upgraded lighting packages are found in the higher end properties. All residences are fully landscaped with a front yard and a backyard that is maintained by Englefield Green.

    Monthly HOA fees are very reasonable, just , and include the lawn maintenance, snow and ice removal and access to the clubhouse. The developer, Thompson Homes, is a family enterprise with 39 years of experience building homes in Idaho.   Amenities are not overwhelming, but there is a new clubhouse with a community kitchen, a business center and a fitness center. A pond and walking paths create a pleasant outdoor setting.

    As Englefield Green is built out, and the assisted living section is completed, there will be access to an aquatic center, and scheduled transportation and a meals plan will be offered (for a membership fee that is to be determined). There is no activities director, so residents have to keep themselves entertained.

    Boise (population 585,000 in the surrounding metro area) is a growing city in southwest Idaho. Over the last few years, it has attracted more retirees, and today 30% of the population is age 46 or better. This is a safe city and has won national recognition as a place with a high quality of life. Its overall cost of living meets the national average.

    Mountains are to the east, but Boise sits on a flat, high plain (2,700 ft. elevation) and has four distinct seasons. Summers can get hot with temperatures in the 90s (and very little humidity), and winter temperatures can dip into the teens, 20s and 30s. Snowfall averages roughly 2 feet per year.
